The 7.3 Hectare* redevelopment site (STCA) is located in a well- established area only 10 minutes* to the Townsville CBD. Majority of the site is cleared, level and in close proximity to infrastructure.

Situated 7.4km* from Townsville CBD and 2.3km* from Stockland Shopping Centre including new Myer. Designated “Community & Government” and directly adjacent well established residential development.

General feedback about the site was very positive given that it is free of constraints such as slope, vegetation etc. which commonly can impact upon development feasibilities.

The only physical constraint of concern that groups had mentioned in relation to the site was that the site showed up on the EMR/CLR search. Direction was provided to enquiring parties that the property was in the process of being removed from the EMR and CLR.

Given the nature of the site the majority of groups with interest were assessing the site on the basis of a future residential development site. These groups advised that they would seek to undertake a traditional land subdivision with possibly some small nodes of medium density (townhouses).
