Warehouses Strike Chord with Musos
Two industrial warehouse units fitted with customized recording studios at Burleigh Heads on the Gold Coast have been sold through Ray White to musicians.
The properties, including one with a three-bedroom studio apartment, were sold by Adam Grbcic and Tony Grbcic of Ray White Broadbeach for a total of $650,000 on behalf of private owners.
Adam Grbcic said 1/16 Dover Drive, Burleigh Heads, was sold for $405,000 and comprised 186 sqm of ground floor space with approximately 80 sqm of mezzanine.
“This space was fitted out with an immaculate recording studio, with multiple sound proof recording rooms and editing offices,” he said.
“The building had full bathroom facilities and the first floor was fitted as a three-bedroom studio apartment.”
The other property at 4/5 Rothcote Court, Burleigh Heads, comprised a total ground floor area of 90 sqm including two soundproof rooms and an editing room and was sold for $245,000.
“We had interesting feedback from the musicians we spoke to, which was the industry was becoming highly competitive with a lot of people building studios within their homes over the last few years,” Adam Grbcic said.
“They told us it was a lot cheaper than having purpose-built studios. However, after a few years, serious musicians are recognising that there are significant quality differences due to residential building acoustics and therefore the demand was back for quality premises such as the industrial units.”
