With strong levels of sale turnover comes certainty around the average capital values. This period we have witnessed some minor improvements in capital values in Toowong currently averaging $4,443/sqm which represents a modest growth rate of 2.04% over the year. This market has shown the most consistent level of growth due to the type of assets which are located in this region which resemble a similar quality grade. Milton which is home to a range of prime and secondary assets in varying age groups shows great volatility in results. During 2016 the capital value average was recorded at $3,857/sqm, while this is up 12.76% on the prior year, it is only 0.34% up on the 2014 result, highlighting this markets fluctuation.
