The transaction, managed by Jared Doyle and Jack Gwyn of RWC Gateway, reinforces the continued strength of Brisbane’s tightly held TradeCoast precinct.

The freestanding asset offers a total building area of 2,466sqm on a 3,512sqm site, and is strategically located just moments from the Gateway Motorway, making it highly attractive to both occupiers and investors.

The property is split into two fully independent tenancies. The first tenancy comprises 960sqm of combined office and warehouse space, including 784sqm of ducted, high-spec office accommodation spread over two levels.

The second tenancy provides 1,506sqm of total space, incorporating 476sqm of air-conditioned office and showroom over two levels, an additional 180sqm mezzanine storage level, and a 1,030sqm clear span warehouse.

“We continue to see extremely high demand for freestanding industrial property in the TradeCoast and greater South-East Queensland markets,” said Jared Doyle. “Yields remain tight, stock is limited, and well-located facilities like this, especially with high-spec office fit-outs and multiple tenancies, are rarely available. This was a great result for both parties involved.”

The purchaser is a local investor, while the seller, who developed the property, had held the asset for over 31 years.

“The seller has been a valued client of Jared’s for over 12 years,” said Jack Gwyn. “Jared originally leased the property 11 years ago and maintained a strong relationship throughout. It’s a real testament to the value of long-term client connections and consistent communication.”
