The buyer was introduced by RWC's Peter Laoudikos, with JLL representing the sellers. Rethink Investments represented the buyer, an Australian family office.

The property, spanning 16 High Range Drive & 30-52 Hervey Range Road, is a prominent multi-tenanted site featuring a mix of retail outlets and entertainment venues, including a cinema, ten pin bowling alley, and other well-established tenants.

The asset was sold by Reading Cinemas, a US-based entertainment group, and purchased by a private Australian family office seeking stable returns and long-term growth in regional Queensland. The sale represents a growing trend in high-yield regional retail investments driven by family offices and private capital.

“It was one call, one buyer, and the result speaks volumes about the strength of this asset and the depth of our buyer network. These types of quality, income-producing investments are rare, and buyers are moving quickly when the right opportunity arises.”

The sale was facilitated through the Ray White Commercial database, with no public marketing campaign, highlighting the power of relationships and a targeted buyer strategy.

“This result shows there is strong confidence in well-positioned, multi-use retail centres; especially those with entertainment anchors and diversified tenancy mixes,” Mr Laoudikos said.

The sale underscores an increasing demand for alternative retail investments outside of traditional metro markets, especially those offering a combination of essential services, leisure, and entertainment that continue to attract consistent foot traffic and strong rental performance.
