The property at 1 James Street, Fremantle, a well-known former local food hotspot, attracted substantial interest due to its versatility, heritage charm, and prime position within one of Western Australia’s most vibrant urban precincts.

The asset was purchased by a local family office, while the seller was a retail asset owner looking to reposition their portfolio.

Comprising three individual lots, the property presents significant potential for redevelopment or adaptive reuse. The buyer is establishing a Swings & Roundabouts hospitality centre in the corner lot, bringing the Dunsborough experience to Fremantle, while the remaining two lots will shortly be brought to market by RWC WA for sale or lease.

The campaign generated considerable enquiry, supported by a comprehensive marketing campaign. RWC WA agents Brett Wilkins and Stephen Harrison, who managed the transaction, noted that the property’s flexibility, character and location were key factors attracting buyers.

“Fremantle continues to evolve, and 1 James Street captured the imagination of buyers looking to be part of that transformation,” said Brett Wilkins. “Character warehouses of this scale and versatility are increasingly rare, and the depth of enquiry shows there is strong confidence in Fremantle’s future.”

Stephen Harrison added, “The purchaser recognised the opportunity to reposition the asset for a range of uses - from entertainment and hospitality to residential or showroom conversion. With one lot already becoming a hospitality centre and the others soon available for sale or lease, this property will play an exciting role in the precinct’s ongoing regeneration.”
