Ray White Special Projects QLD’s James Hanley noted the high level of enquiry reflected the ongoing shift toward more affordable attached-housing formats across the region. “Townhouse products remain one of the most undersupplied segments in the SEQ market. Groups were quick to recognise the feasibility advantages of this site, given the relatively flat nature of the land and prominent corner position,” Mr Hanley said.

Mark Creevey added that zoning flexibility and proximity to amenities were major drivers of buyer competition. “The Preliminary Approval gave developers confidence to explore multiple development outcomes. While higher-density schemes are technically permissible, the clear preference from the market was for lower-rise townhouse development aligned with current demand and buildability,” Mr Creevey said.

Ray White Special Projects QLD selling agent Christopher Czernik-Wojcicki commented on the intense competition for infill sites. “The level of bidding reinforced the depth of capital seeking feasible townhouse opportunities. We saw strong contest among private developers and builders motivated by the shortage of comparable supply in the surrounding catchment,” he said.

The successful purchaser, Altum Property Group, is set to deliver an exciting new chapter for the site. Altum will soon launch ‘Bolo,’ a 42-townhouse project named in honour of the property’s history as a bowls club.
