IGA-anchored coastal retail centre in Jurien Bay hits market
Jurien Bay shopping centre has been listed for sale by RWC WA, with Expressions of Interest closing Thursday, 20 November 2025.
Located in the heart of the Jurien Bay town centre, the property includes a 2,550sqm building on a 5,853sqm site. It is currently 96 per cent leased and anchored by a long-standing IGA supermarket, which has recently renewed its lease, with options extending to 2055.
The sale campaign is spearheaded by RWC Capital Markets team of Brett Wilkins and Andrew Woodley-Page. “The centre plays a central role in the day-to-day activity of the town,” said Mr Wilkins. “It provides a stable mix of services, many of which are essential or locally significant.”
The tenancy mix includes BWS, Commonwealth Bank, Australia Post, Ray White, and several small-format retail and service providers. The centre generates a fully leased net income of approximately $630,000 per annum as at 31 December 2025, with a WALE of 6.93 years by income.
The shopping centre is located on Indian Ocean Drive, adjacent to the town’s major fuel station and hotel. According to Andrew Woodley-Page, this positioning has been a boon for coastal towns in the region, such as Jurien Bay, and contributes to its role as a practical hub for both locals and visitors.
“Jurien Bay’s town centre is compact, and the centre is well positioned to serve residents, businesses, and seasonal tourists alike,” Mr Woodley-Page said. “Its proximity to key services and visibility to passing traffic help support tenant activity.”
Jurien Bay is located approximately 220 km north of Perth. In recent years, the area has seen continued residential and tourism growth, with a population supported by a mix of industries including aquaculture, agriculture, and regional services. The town also serves as a key point along the Turquoise Coast tourism route.
The centre has remained consistently occupied since its development and has seen a series of lease renewals and tenant retention over time. The vendor, a local private investor group, is now seeking a new owner for the asset via a formal EOI campaign.
