The 2.42-hectare site, located 14 kilometres south of the Brisbane CBD, was sold to a consortium of experienced developers with an established track record across South East Queensland, including projects in student accommodation, office buildings, and hotels.
Owned and operated by a local family for more than 30 years, Aussie Gardens Caravan Park attracted strong interest thanks to its combination of reliable holding income and exceptional redevelopment potential.
The RWC CSR team ran an intensive national campaign that generated 177 enquiries and attracted buyers from across Australia, mainland China, and the USA. The campaign culminated in four active bidders at auction, resulting in the successful $16.7 million sale under the hammer.
“The property had been on the market previously with other agents and had only received offers containing extensive due diligence clauses that did not result in a sale,” said Grant Turner of RWC CSR.
“As part of our process, we went out to proactively put the property to likely buyers rather than just waiting for enquiry. By directly presenting to known developers and strong commercial lenders, we were able to ensure strong interest from the first day of the campaign.”
Mr Turner noted that interstate investors, particularly from Victoria, were quick to recognise the value of a substantial parcel of land so close to the city.
Julie Ryan of RWC CSR said the result was especially rewarding for the long-term owners. “We are grateful for the sellers entrusting us to achieve a result for them after two long years of not achieving an unconditional sale,” she said. “We knew the process would work, despite the complexity of the offering, and the result under the hammer is one the sellers were ecstatic with.”
The purchasing consortium plans to upgrade the existing caravan park operations in the near term while also recognising the property’s potential for future residential development.
“The central location of the property, easy access to the new Metro Buses, and proximity to the desirable infrastructure of Rochedale and Mt Gravatt make any future development here incredibly appealing,” said Ms Ryan. “The strong holding income ensures the buyer need not be rushed in planning the next phase.”
The Rochedale and Eight Mile Plains corridor continues to surge in popularity, with median house prices in Rochedale now reaching around $1.8 million and vacant development land selling for between $2,500 and $2,700 per square metre.
Positioned with convenient access to major transport routes including the Pacific and Gateway Motorways and the South East Busway, the site is also close to key amenities such as Griffith University, QEII Hospital, Westfield Garden City, and the Sunnybank precinct.
