The site, positioned at 95 Wade Road, represents one of the largest undeveloped parcels in South East Queensland with potential for future enterprise and employment-focused uses in addition to portions for residential development.

Offered for the first time in over 50 years, this substantial landholding is positioned in a rapidly growing corridor just 67 kilometres north of the Brisbane CBD and 15 kilometres from Caboolture’s CBD and railway station.

The property is set within a strategic location forming part of the 2,900-hectare WPDA, a key component of the ShapingSEQ Regional Plan, which is expected to accommodate approximately 70,000 new residents over the next four decades.

“This is a landmark offering in terms of scale, location and strategic potential,” said Tony Williams of Ray White Special Projects. “The site’s location within the WPDA ensures long-term growth and strong demand for employment-generating land uses.”

"A preliminary development application is already underway, offering flexibility for future land uses including mixed business, industry, and bulky goods, all of which will provide much-needed employment infrastructure for the growing population of Caboolture City," he said.

Mark Creevey of Ray White Special Projects said the strategic positioning of the site, coupled with its future land use potential, makes it an exceptional development prospect.

“This parcel has all the ingredients of a major industrial and commercial precinct supported by portions for residential development. It aligns perfectly with the government’s planning objectives for the area, and it’s ready to support the next phase of economic and population growth.”

Connectivity is another significant advantage, with the proposed Bruce Highway Western Alternative interchange, already gazetted, set to transect the site, providing future direct access to major transport infrastructure.

The surrounding area is well supported by existing and planned amenities, including Bellmere State School just three kilometres away, and additional state primary and high schools identified in close proximity.

Retail amenities are also within easy reach, with Woolworths Bellmere located six kilometres from the site, Morayfield Shopping Centre just over nine kilometres away, and Westfield North Lakes a 28 kilometre drive.

Matthew Fritzsche of Ray White Special Projects said that the land parcel's size, flexibility, and access to infrastructure make it one of the most compelling industrial development opportunities in the region.

“This is a forward-thinking opportunity for developers, institutional investors or major owner-occupiers to establish a long-term presence in one of Queensland’s fastest-growing corridors," Mr Fritzsche said.

The property is being offered for sale via an Expressions of interest campaign, closing at 4pm (AEST) on Wednesday 16 July 2025.
