The sales have been brokered by Michael Milne and Brett Wilkins of RWC WA, who were exclusively appointed by leading WA developer Hesperia.

Tower C is a premium, six-storey, 5 Star Green Star-rated medical building that has been strata-titled to allow for freehold ownership, catering to both medical professionals and investors. Positioned prominently at the entrance to Murdoch Square, Tower C sits at the heart of the Murdoch Health and Knowledge Precinct, a rapidly growing hub for health and education located just 13 kilometres south of the Perth CBD.

Michael Milne, senior advisor at RWC WA, said the strong take-up reflects continued demand for high-quality healthcare assets. “This project is setting a new benchmark for healthcare property in WA. The response from both medical practitioners and private investors has been very strong, reflecting the high quality of the asset and its unmatched location within Perth’s most advanced health precinct,” he said.

The four transactions included two suites sold directly to specialist practitioners for occupation, while the remaining two were sold to investors after being secured by medical-related tenants. All sales were completed via private treaty, following a public marketing campaign that highlighted the unique combination of amenity, connectivity and future growth embedded in the project.

Brett Wilkins, director of capital markets at RWC WA, said the level of enquiry continues to be encouraging. “Premium healthcare property in high-amenity locations continues to outperform. Murdoch Square offers an ecosystem that healthcare professionals want to be part of; proximity to hospitals, allied services, retail, and transport is simply unmatched,” he said.

Developed by Hesperia, the diversified property group behind some of WA’s most significant urban and commercial projects, Murdoch Square comprises five co-located buildings surrounding a landscaped public piazza activated by retail, hospitality and health services.

Tower C is situated adjacent to the new Aegis Health Private Hospital, the Murdoch Medi Hotel, and the Courtyard by Marriott Hotel. On-site health offerings include radiology, a GP clinic, pathology, pharmacy, and allied health services, creating a thriving referral network and supporting high levels of foot traffic.

"The wider Murdoch Health and Knowledge Precinct area will soon be home to the new $1.8 billion Women and Babies Hospital, scheduled for completion in 2029, further solidifying its position as one of the most dynamic and future-proofed health precincts in the state," Mr Milne said.

With over 70 healthcare professionals already located within the Murdoch Square development, and the precinct’s integrated design offering convenience, connectivity and collaboration, it’s no surprise that demand has been strong.

According to Mr Milne, only one medical suite remains available for purchase within Tower C, a rare opportunity in a tightly held and sought-after location. “Opportunities like this, where quality, location, and health precinct integration align, are extremely rare. We don’t expect the final suite to be on the market for long,” he said.
