The 3,710sqm General Industry B site was sold with vacant possession to B.P. Wharton Group, a Queensland development group with a specialty in developing industrial and commercial assets.

The group intends to demolish the existing improvements and deliver a new strata industrial and showroom project under their well-established SmartStores™ brand. The project will be a new evolution in the BP Wharton’s roll out of SmartStores, called SmartStores@Eagle Farm, comprising 17 architecturally designed state of the art industrial and showroom spaces.

The proposed development, designed by renowned Brisbane design studio ByCulprit, will offer flexible warehouse spaces with air-conditioned office mezzanines, high-clearance spaces, and on-site car parking. It is strategically located within the highly sought after Eagle Farm precinct, part of the Australia TradeCoast, with direct access to Brisbane Airport, the Gateway Motorway, and the Port of Brisbane.

“We’re highly selective in our acquisitions, and Eagle Farm is exactly the kind of location we look for,” said Jack Brinsmead, group development director at B.P. Wharton. “It’s a perfect infill location and within a thriving industrial precinct surrounded by real end-user demand. We can move fast and deliver something spectacular that solves a need in the market.”

“SmartStores is about creating spaces that adapt, inspire and last. “We design with intention and with the tenant front of mind - from market leading design, premium finishes, flexible internal layouts, to smart inclusions like EV charging and smart building systems. Eagle Farm gives us the canvas to deliver a project that provides spaces that adapt to modern business needs, enhance operational efficiency and provide long-term value for owners and tenants alike.”

“This isn’t about stacking as many units on a site as possible, it’s about building a quality community of small businesses, tradies, and lifestyle operators who want to own their footprint in one of Brisbane’s most strategic industrial locations.” Jack said.

“This site is special - it’s directly next to Merlo Coffee’s roasting facility, which includes a full-service café,” said Paul Anderson, director at RWC Queensland. “That kind of immediate amenity is rare in industrial locations and will be a huge benefit to the future unit owners. Combine that with the core advantages of Eagle Farm, proximity to the Airport, Gateway Motorway, and Port, and this becomes a highly compelling proposition for end users.”

“The demand for small industrial and commercial ownership in core Brisbane locations continues to intensify,” said Andrew Doyle, director at RWC Queensland. “We’re seeing a growing segment of buyers, from trades to e-commerce to collectors, who want to own their workspace and control their environment. SmartStores at Eagle Farm hits that brief exactly.”
