The property, home to Ray White Bribie Island, one of the region’s highest-performing residential agencies, was taken to market through a tightly executed five-week auction campaign, generating 48 enquiries and competitive bidding from two qualified parties. The tenants, Ray White Bribie Island, will remain in occupation.
The campaign lead Chris Massie, Director of RWC Northern Corridor Group, said the result underscored the unmatched cohesion within the Ray White family. “The tenants understood our process, we understood theirs, and that mutual trust made every stage of the campaign seamless. When you have a commercial team and a residential team who operate with the same values, the same systems, and the same auction culture, the outcome speaks for itself.”
Co-agent Troy Sturgess said the sale highlighted the deep local knowledge and cross-sector collaboration that RWC NCG brings to the Moreton Bay region. “What made this special was the quiet confidence between both sides,” Mr Sturgess said. “Ray White Bribie Island were exceptional tenants to work with; professional, respectful, and aligned in the Ray White way of doing business. That alignment made this one of the smoothest campaigns we’ve run.”
The result reflects the strength of the Northern Corridor, where demand continues to rise against a backdrop of limited stock and constrained opportunities for new construction. Office markets across the region, including Bribie Island, are outperforming many Brisbane suburban locations, with falling vacancy rates, rising net absorption, and strong rental growth.
The area’s affordable occupancy costs, growing business base, and improved infrastructure have positioned Bribie Island as an increasingly attractive commercial hub. Investors are taking notice, with surging demand, tight supply, rising occupancy, and strong capital gains creating momentum that is drawing smart money north.
The Ray White Bribie Island building offered buyers a rare, fully leased island-based office investment, and the campaign’s success was reinforced by an integrated mix of advertising and database work. The purchaser is a local owner and long-term colleague of RWC NCG, while the seller is a repeat investor client.
