1,000+ lot opportunity hits market in SEQ’s fastest growing corridor

The property is being marketed by Ray White Special Projects Queensland, with Mark Creevey, Matthew Fritzsche and Tony Williams leading the campaign via Expressions of Interest closing 7 May 2026.
The site sits within the broader Ipswich western growth corridor, an area identified in the regional planning framework by the Queensland Government for long-term urban expansion.
According to the agents, the scale of the offering combined with advanced planning approvals makes it one of the most compelling greenfield development opportunities currently available in South East Queensland.

The property already includes Development Permit approval for 158 residential lots across Stages 1-4, covering the project’s central waterway corridor, allowing an incoming developer to move quickly toward construction while progressing approvals for the remaining stages.
Mr Fritzsche said the project’s planning certainty and location within a major growth corridor would appeal to both national and international development groups.

Walloon’s strategic position, approximately 15 minutes from Ipswich and 45 minutes from Brisbane CBD, combined with existing electrified rail access and major infrastructure investment, is expected to support long-term population growth.
