Known as ‘Secret Lake Retreat’, the freehold going concern at 45 Ryries Road, Lawrence, is being sold via an expressions of interest campaign through Nathan Huxham of RWC Burleigh Group.

The holding spans three titles totalling about 768 acres, with its centrepiece being a spring-fed, man-made lake up to 12 metres deep.

Mr Huxham said buyers were increasingly looking beyond the Byron and Tweed markets.

“The Clarence Valley has become one of the East Coast’s most compelling growth corridors,” Mr Huxham said.

“Secret Lake Retreat provides a plug-and-play lifestyle asset with immediate revenue, alongside significant scale and multiple value-add levers.”

The estate currently operates as an unpowered, nature-based campground approved for five large group sites and up to 60 guests at a time, with a modification application that has been lodged to double that capacity.

Infrastructure includes amenities blocks with hot showers, a newly built undercover camp kitchen and eatery, machinery sheds, bike tracks, pontoons and fishing platforms.

Accommodation for management is covered by a three-bedroom, two-bathroom homestead, a self-contained bungalow and a relocatable van home.

Beyond tourism, the property carries approved commercial rights for two pebble ironstone gravel quarries covering more than 13 hectares, adding resource security and a second potential revenue stream.

“An incoming owner can readily increase yield by electrifying the camping sites, adding high-margin cabin accommodation, or capitalising on the existing quarry approvals,” Mr Huxham said.

“It’s a completely flood-free holding with zero constraint from Aboriginal heritage or endangered ecological overlays.”

The property sits inland from Yamba, between Byron Bay and Coffs Harbour. Lawrence is 10 minutes away and the regional centre of Grafton is 40 minutes.
