Barilla Caravan Park at 75 Richmond Road, Cambridge, spans 5.64 hectares of freehold land, 14 kilometres from the Hobart CBD and 6 kilometres from Hobart Airport, in a key regional growth corridor.

“Freehold caravan parks of this scale very rarely come to market in Tasmania, and finding one with this much land so close to both the Hobart CBD and Hobart Airport is an exciting opportunity,” RWC Tasmania partner, Claude Alcorso said.

“The operating business is forecasting strong gross revenue for FY26/27, and a net operating profit margin of more than 40 per cent.”

The park holds 103 approved sites across cabins, powered and unpowered sites, and permanent residents with further income from on-site storage and a leased restaurant. Facilities include a manager’s residence, function room, camp kitchen, mini-golf course, playground and guest amenities.

An earlier approval for 60 additional short-term powered sites gives an incoming buyer immediate expansion potential, subject to council re-approval.

RWC partner Tom Balcombe said the park’s trading record would have immediate appeal.

“Barilla has attractive fundamentals,” Mr Balcombe said.

“Consistent revenue and profitability built over 35 years of continuous ownership, backed by significant capital investment and upgrades throughout the property.”

HTL Property managing director Andrew Jackson said demand for quality assets remained elevated.

“The holiday park sector continues to be one of the most sought-after alternative asset classes in Australia,” Mr Jackson said.

“We’re seeing sustained competition from private investors, operators and groups looking to grow their portfolios, underpinned by resilient domestic travel and the strong cash returns these assets deliver.”

Barilla Caravan Park is for sale via an exclusive Expression of Interest campaign closing at 4pm on Thursday 12th November 2026
