The property at 227 Vasse Highway, Yalyalup, is being offered for sale through an international Expressions of Interest campaign closing Thursday, 25 June 2026.
The site forms part of the broader Busselton Gateway Airport Industrial Park structure plan and includes approval for a 28-lot freehold industrial subdivision comprising light industrial, service industrial and service station uses.
Brett Wilkins, Director of Capital Markets at RWC WA, said approved industrial land of this scale remained difficult to source across the region.
“Industrial sites with active subdivision approvals and this level of infrastructure connectivity are extremely limited in the South West market,” Mr Wilkins said.
“The location places the site directly within one of the State’s fastest-growing regional economies, while also benefiting from proximity to the Busselton-Margaret River Airport and future freight infrastructure.”
“There’s already strong evidence of demand in the precinct, particularly given the earlier stages of the industrial park achieved full sell-out.”
The approved subdivision includes:
- 16 light industrial lots averaging approximately 4,537sqm
- 11 service industrial lots averaging approximately 1,761sqm
- One 6,689sqm service station site
The approval is valid until August 2028, allowing an incoming purchaser flexibility around staging and delivery timeframes.
The property also features more than 600 metres of frontage to Vasse Highway and adjoins the future Busselton Outer Bypass corridor, expected to become a key freight and transport connection for the South West region.
RWC WA's Andrew Woodley-Page said the scale of the remaining balance land added a longer-term strategic dimension to the offering.
“In addition to the approved subdivision component, the site retains a substantial balance parcel of approximately 11.69 hectares,” Mr Woodley-Page said.
“That creates optionality for future expansion, additional industrial uses or longer-term land banking as infrastructure investment in the corridor continues.”
“The combination of highway exposure, airport proximity and future bypass connectivity gives the site a broad range of potential industrial and logistics applications.”
The property sits approximately three kilometres from the recently upgraded Busselton-Margaret River Airport and provides regional freight access to Bunbury Port and Perth via the Bussell Highway corridor.
