Brokered by RWC Industrial City South, the deal sees DENZA take over a prominent 720sqm showroom at 61-63 O’Riordan Street.

The site features dominant frontage to Doody Street and major exposure to O’Riordan Street, positioning the brand alongside established luxury marques including Bentley, Range Rover, Rolls-Royce and BYD.

The transaction marks RWC Industrial City South’s fifth major deal with an EV occupier this year alone.

William Gathercole of RWC Industrial City South said the deal reflects the relentless demand from EV and automotive groups securing locations.

“The sheer volume of EV brands entering the Australian market is putting a massive squeeze on good showroom space,” Mr Gathercole said.

“They want to be in established automotive hubs with great exposure and the right brand neighbors, but those spots are getting incredibly hard to find.”

“This is actually our fifth deal with an EV brand this year alone, which tells you exactly where the market is moving,” Mr Gatherole added.

The showroom’s strategic position offers immediate access to Sydney Airport, the Sydney CBD, Port Botany, and the affluent Eastern Suburbs.

“Alexandria has always been tightly held, and opportunities like this don’t come up often. DENZA locking in O’Riordan Street is a massive vote of confidence in the area. It really shows how the next generation of car brands is shifting the landscape here.”

The deal highlights the ongoing evolution of Alexandria’s automotive landscape, where established heritage luxury brands are increasingly joined by emerging EV manufacturers seeking flagship-style representation in proven, high-traffic corridors.

According to RWC’s head of research Vanessa Rader, In May 2026 fully electric vehicles captured 20.6 per cent of new light vehicle sales, more than double the 9.5 per cent recorded in the same month last year off the back of global uncertainty and escalating fuel prices.
