RWC Glen Waverley director Ryan Trickey, said assets of this scale and planning certainty rarely surface in Melbourne, let alone in the eastern corridor.

"To have five acres on Boronia Road is a big parcel of land. When we were doing our due diligence, we found only three or four sites across Melbourne in the past four years that were even remotely comparable, it's that hard to find a relevant benchmark for this site," Mr Trickey said.

"There wouldn't be a more significant, easier-to-acquire permit site in Melbourne this year. Every box to bring this thing to market has been ticked, and the pathway to permit from our current status is extremely fluid, with indications it could be achieved in as little as 60 days," Mr Trickey said.

A major driver for institutional investors and developers is the highly streamlined approval pathway. Because the planning framework is already gazetted into the Knox Planning Scheme, subsequent applications that align with the incorporated Comprehensive Development Plan (CDP) benefit from exemptions from statutory notice requirements and third-party review rights.

"The department of transport has already agreed to the new road engineering and contributions are satisfied. Every box to bring this project to reality has been ticked," Mr Trickey said.

The property features around 180 metres of high-exposure frontage to Boronia Road and sits in immediate proximity to established major infrastructure, including Eastern Health Wantirna and Knox Private Hospital.

The launch follows a major neighbouring property transaction, with a separate government landholding sold in early 2026 via the Department of Transport for an undisclosed price, the neighbouring property is under offer, validating institutional appetite for the immediate pocket and adding further weight to the precinct's momentum.

Mr Trickey highlighted the enduring strength of the sector as macro-economic factors shift capital toward defensive assets.

"Across the board, medical has proven to be a safe harbor for commercial investment over the past five years, and we don't see that changing," Mr Trickey said. 

Sales Executive Will Jonas explained how we currently have an aging population across the country that continues to inject capital through the allied health network and medical operators.
