A beachfront retail centre in Hervey Bay with development potential for up to eight storeys, is for sale.

Located at 564 Esplanade in Urangan, ‘Pier Village’ is a 1,238sqm retail centre that generates an estimated fully leased net income of $322,795 + GST p.a.

The centre has a mix of essential retail and healthcare operators, including the winner of Queensland's Best Ice Cream award in 2025.

Pier Village is on a 3,574sqm site with dual-street frontage, along with High Density Residential zoning within the Hervey Bay Tourism Node that currently permits development up to 26 metres, or eight storeys.

RWC Retail sales executive Pablo Routledge said opportunities of this scale on the Hervey Bay beachfront are very uncommon.

"Retail centres with such strong fundamentals are seldom coming to market at the moment, let alone centres with additional upside in the future from both rental increases and redevelopment," Mr Routledge said.

Gross leases across the centre average $351 per sqm, leaving scope for further uplift through converting the current agreements into net leases and further increasing the base rent.

RWC Retail partner and head of QLD Michael Feltoe said the centre's tenant mix and position within the precinct underpin its appeal as a long-term hold.

"It’s beachfront position, it sits inside a hub of hotels and residential developments that brings year-round traffic past the centre," Mr Feltoe said.

"With close to 80 per cent of the income coming from essential retail and healthcare tenants, this isn't a centre that is relying solely on tourism trade, but rather is a critical hub of activity with space in high demand."

Pier Village is for sale by expressions of interest, closing Wednesday 30th September at 2pm (AEST).
