Investors eye new Gladesville development as commercial shift continues
A new multi-level industrial development is headed to Sydney’s inner-northwest with the launch of Gladesville Exchange.
Located at 25 Higginbotham Road, Gladesville, the project by EY United Pty Ltd will deliver 32 warehouse units and 56 secure storage spaces to an area where new industrial stock has been critically low.
RWC Western Sydney has been appointed to manage the campaign, with units now selling via private treaty.
Construction is already underway on the multi-level development, which features warehouse units ranging from 99 to 204sqm across three floors, and storage units from 20 to 45sqm, with completion scheduled for late 2027.
RWC Western Sydney co-owner and director Joseph Assaf said the central location, combined with the lack of competing local projects, is already drawing strong inquiry from a mix of local businesses and private investors.
“Brand new industrial units are exceptionally hard to find in Gladesville, making early buyer interest highly competitive,” Mr Assaf said.
“The campaign is also seeing an influx of buyers shifting their focus away from residential property through their self-managed super funds (SMSFs) to target commercial assets instead. Because of this added layer of buyer competition, those entering the market early will have the best choice of layouts and pricing before options narrow.”
Each warehouse includes five-metre clearance heights, dedicated mezzanine levels, allocated parking, and roller door access. The complex also features a commercial goods lift, a container loading zone, and 24/7 CCTV security.
RWC Western Sydney Director Victor Sheu said the project solves a common problem for local business owners who want modern, functional space but usually have to compromise on either the age of the building or a less convenient location.
“Gladesville Exchange allows companies to secure a modern facility close to their existing client base, staff, and suppliers,” Mr Sheu said.
The development is located just 20 minutes to the Sydney and Parramatta CBDs, 18 minutes to Sydney airport, and five minutes to Macquarie Park.
This arterial connectivity is matched by local amenity, with major hubs like Top Ryde City, Bunnings, and Macquarie Hospital all within minutes of the Higginbotham Road site.
