Ipswich Hospital precinct site hits market
A rare mixed-use development opportunity directly opposite the expanding Ipswich Hospital has been brought to market.
The opportunity offers investors and developers the chance to secure a strategically positioned landholding at the centre of one of SEQ's fastest-growing healthcare and infrastructure precincts.
Ray White Special Projects Qld's Mark Creevey and Christopher Czernik-Wojcicki have been appointed to market the 4,974sqm site spanning four lots at Warwick Road and Chelmsford Avenue, Ipswich, via Expressions of Interest closing on July 15.
The property occupies a prime position opposite Ipswich Hospital, which is currently undergoing a $1.2 billion Stage 2 expansion, with a further $114 million committed to a new multi-storey car park nearby.
The site is zoned Principal Centre (44 per cent) and Character Residential (54 per cent), providing flexibility for a range of future development outcomes including healthcare, childcare, accommodation, retail and commercial uses, subject to approvals.
Mr Creevey said opportunities of this scale and positioning within a major hospital precinct were becoming increasingly difficult to find across South East Queensland.
"This is a genuinely strategic development site that sits directly in the path of significant public and private investment," he said.
"Healthcare precincts continue to attract strong investor and developer interest because they generate long-term demand for accommodation, medical services, childcare, retail and commercial facilities.
"With almost $1.3 billion already committed to the hospital and surrounding infrastructure, this site is exceptionally well placed to benefit from that growth."
The property already benefits from development approval for a four-lot subdivision and a material change of use for business purposes, including a medical centre or office facilities.
Mr Czernik-Wojcicki said the existing approvals significantly reduced development risk while preserving flexibility for future owners.
"One of the key attractions of this opportunity is that much of the groundwork has already been completed," he said.
"The current approvals provide immediate development momentum, while the underlying zoning allows purchasers to explore a range of alternative outcomes aligned with the hospital precinct and the broader transformation of Ipswich.
"Whether the vision is healthcare-related, short-term accommodation, childcare, mixed-use development or commercial uses, the site offers a strong platform for future growth."
The property also features dual street access via Warwick Road and Chelmsford Avenue, existing connections to all major urban services, and two dwellings that can be retained as part of the current approval. One dwelling is secured by a residential tenancy agreement through to March 2027, providing holding income for investors.
Located within walking distance of the Ipswich CBD, public transport, education facilities and major employment centres, the site is positioned to capitalise on the city's rapid evolution.
Ipswich is experiencing significant investment across healthcare, transport, education and civic infrastructure. Alongside the hospital expansion, major projects including the Ipswich Central train station renewal and planned Olympic-related facilities are helping reshape the city into a major metropolitan centre.
Mr Creevey said the combination of location, scale, approvals and infrastructure investment would appeal to a broad range of buyers.
"Sites that offer both immediate development potential and long-term strategic upside are increasingly rare," he said.
"This opportunity sits at the heart of one of Queensland's most significant emerging healthcare and urban renewal precincts, and we expect strong interest from local, interstate and institutional groups seeking exposure to that growth story."
The property is being offered for sale via Expressions of Interest closing Wednesday July 15, 2026 at 4pm (AEST).
