Windermere Village commands a prominent position in one of Jindalee's busiest retail precincts, co-located with Guzman y Gomez and 7-Eleven and surrounded by national retailers and one of only two DFO precincts in Brisbane.

Despite commanding a landholding of 5,314sqm, the centre covers just 13 per cent of the site, leaving plenty of room for future expansion or growth.

RWC Retail partner and head of QLD Michael Feltoe said trophy landholdings in this precinct rarely make it to market, let alone one that's been held for over two decades.

"You don't see a centre like this change hands very often,” said Mr Feltoe.

“23 years tells you how tightly this precinct is held. Not only that, whoever buys this gets the passive income today with a proven mix of tenants in addition to any future upside."

The centre is fully leased across nine tenancies to eight national and local operators, including Subway since 2003, and newly signed national pool group Swimart, generating a fully leased net income of $429,300 + GST per annum on a 2.85 year WALE, with all usual outgoings recoverable.

RWC Retail sales executive Pablo Routledge said the appeal for buyers comes down to how little they need to do on day one.

"What makes this one rare is the land underneath it,” said Mr Routledge.

“At just 13 per cent site coverage you're buying a substantial 5,314sqm parcel in a great precinct, with secure passive income already in place from day one."

Windermere Village is for sale by Expressions of Interest, closing Tuesday 22nd September 2026 at 2pm (AEST).
