The sale was successfully negotiated through a collaboration between RWC Industrial City South and RWC Western Sydney, led by William Gathercole, Marcus Schraag, and Marcus Auddino. Despite never being publicly advertised, the campaign generated eight formal offers from a broad cross-section of buyers, including private investors, owner-occupiers, and syndicators.

“This result highlights the depth of capital targeting Western Sydney industrial assets, particularly those offering scale and value-add potential,” said William Gathercole. “Running an off-market campaign allowed us to create a highly competitive environment while maintaining discretion for our client, ultimately driving a premium outcome.”

Positioned on a substantial 13,300sqm freehold site, the property comprises two high-clearance industrial buildings totalling 6,145sqm. The asset is currently leased to established tenants Maxi Parts and Sydney Steel Refurbishment, generating a net passing income of $953,802 per annum.

Importantly, the property presented a significant rental reversion opportunity, with estimated market income of approximately $1,474,800 per annum - representing around 55 per cent upside.

“Buyers were particularly attracted to the income reversion profile and the ability to unlock value without immediate capital expenditure,” said Marcus Schraag. “Opportunities of this scale in tightly held precincts like Wetherill Park are becoming increasingly rare.”

The property’s strategic location played a key role in driving buyer competition. Situated with immediate access to the M4 and M7 Motorways, the asset sits within the rapidly evolving Western Sydney growth corridor, underpinned by the now-operational Western Sydney International Airport.

“The airport has fundamentally shifted buyer sentiment,” added Marcus Auddino. “There is a clear recognition that this region is entering a new phase of industrial and logistics demand, and assets like this provide a foothold in that growth story.”

The Western Sydney International Airport is forecast to support over 200,000 jobs and generate billions in economic activity, positioning surrounding precincts such as Wetherill Park as critical nodes in Sydney’s future freight and logistics network.
