The property at 60 Poinciana Avenue, Tewantin, sits on a 2016sqm corner site with frontage to both Poinciana Avenue and Moorindil Street, with easy access to the Noosa River Ferry, Noosa North Shore and Double Island Point.

The site has operated as a service station since 1988.

Viva Energy Australia trades from the site as a Shell Coles Express and Reddy Express with  its 10-year lease running until 2033, with two five-year options that could extend the tenancy to 2043.

RWC Noosa and Sunshine Coast’s senior agent David Brinkley said the lease gave the owner a set income with no management duties.

“This is an ASX 200-backed commercial asset in the Noosa Shire,” Mr Brinkley said.

“Viva Energy pays all operating outgoings, council rates and water usage, and rent rises by a fixed 3 per cent a year.”

The site includes a 245sqm shop, a 200sqm forecourt canopy, fuel pumps, customer toilets and on-site parking.

“The owner spent $350,000 in 2024 replacing the roof, repainting the building, renovating the toilets and installing new timber retaining walls which is a major benefit,” RWC Noosa and sunshine coast agent Paul Butler said.

The property will be sold by public auction at Ray White’s corporate office in Brisbane on November 27.
