Workspace Industrial, the premium warehouse and retail development by multi-award-winning developer Sathio Group, has reached a significant commercial milestone with Stage 1 now fully sold, drawn to market by a diverse mix of owner-occupiers and investors seeking high-grade industrial space in one of Sydney's most strategically connected locations.
Comprising 69 warehouse units across ground and first floor levels, the development at 7-23 Water Street offers a total of over 11,579 sqm of flexible, mixed-use industrial space. Units range from 132 to 460 sqm and each includes a mezzanine office, dedicated parking and high clearance up to 4.4 metres, designed to accommodate everything from e-commerce operations and trade businesses to logistics providers, showrooms and creative industries.
"The sellout of Stage 1 reflects the depth of demand for quality industrial product in this part of Sydney. We saw a clear skew toward owner-occupiers, many of them existing businesses already operating in the Strathfield area, alongside investors and a strong contingent of trade and creative businesses looking for functional space to consolidate their operations.
"Quality industrial stock, this close to the CBD, Sydney Airport and Port Botany is scarce, and buyers know it.," said Joseph Assaf, director at RWC Western Sydney.
South Strathfield's established commercial precinct has long served as a hub for major industrial and logistics operators. Workspace Industrial sits in close proximity to Australia Post, FedEx, Aramex and the Enfield Intermodal Terminal, while occupiers benefit from direct access to the Hume Highway, M4 and M5 motorways - and are within 20 minutes of Sydney Airport and 20 minutes of Parramatta CBD.
The location's last-mile logistics credentials were a key drawcard for buyers, with the precinct offering a cost-effective alternative to inner-city industrial sites without sacrificing connectivity or amenity.
"Location and functionality drove the decision for most buyers. Access to the M4, M5 and Hume Highway came up consistently - buyers running physical operations think about freight time and costs, and Workspace delivers on both. The clearance height, mezzanine office above, truck access, 157 car spaces, NBN to every unit and 24/7 security removed the usual compromises buyers accept when looking at older stock in the area," said Mr Assaf.
Construction of the development is progressing on schedule. Ground-floor slabs are now being poured as main works advance across the site. The next phase will see the casting area prepared for tilt-up concrete panels, which will be poured on site and lifted into place alongside the mobilisation of a 400-tonne crane, a significant visual milestone for the project and the surrounding precinct.
"We are currently in a key phase of the project. Pouring the tilt-up concrete panels on site will form the walls to the warehouse units, and with a 400-tonne crane mobilised to lift them into place, this is when the building's form truly begins to emerge above ground. For Stage 2 buyers, progress is now highly visible on site. providing a clear sense of the scale, quality and delivery of the development," said a representative from Sathio group.
Workspace Industrial marks Sathio Group's entry into the industrial sector, building on the company's established reputation for award-winning mixed-use, retail and residential developments across Australia. The group's portfolio includes Infinity, ARC, Waterfall, Skye North Sydney and V Parramatta - projects recognised nationally for design excellence and construction quality. The group was founded by globally renowned property developer Paul Sathio.
"We identified a clear gap in the market for industrial spaces that didn't feel traditionally industrial; spaces that reflected the quality, design and experience of premium environments. Our vision was to create human-centric spaces that prioritise usability and comfort, with drive-up accessibility and highly adaptable layouts that evolve with modern business needs.
"South Strathfield was a strategic choice: minutes from the Hume Highway, M4 and M5, and within 20 minutes of both the Sydney CBD and Parramatta - it provides a distinct operational advantage for the businesses that will call Workspace home," said a representative from Sathio Group.
With Stage 1 fully committed, attention now turns to Stage 2, which is open for expressions of interest. Ray White Commercial Western Sydney is the exclusive selling agent and is encouraging prospective buyers to register early, given the velocity of Stage 1 sales.
"Stage 2 is open now, but it won't last longer than Stage 1 did. The supply shortage driving demand hasn't changed, the location hasn't changed, and prices will increase with each subsequent release. Buyers who move early in Stage 2 are in the same position Stage 1 buyers were - best selection, best pricing, and the longest runway to settlement," Joseph Assaf said.
