RWC Queensland, in conjunction with Ray White Special Projects Queensland confirmed the settlement of 18 Nestor Drive (224 Loganlea Road), Meadowbrook, a 1.624ha* cleared and development-ready site. The sale price represents a land rate of $770/m²*.

The property was sold by Australian Unity Healthcare Property Trust, following a campaign managed by Tom Barr of RWC Queensland and Matthew Fritzsche of Ray White Special Projects Queensland.

“The campaign generated a remarkable level of interest, with 172 buyer enquiries from predominantly local and interstate developers," Tom Barr said.

Positioned in the heart of Meadowbrook’s rapidly growing health and education precinct, the site offered the buyer flexible zoning and scale, making it suitable for a wide range of high-demand development outcomes.

“There is a critical shortage of residential accommodation in South-East Queensland, and this site provides the scale to accommodate a number of major residential mixed-use schemes,” said Matthew Fritzsche.

“Logan is one of the key population growth areas in the region, with forecasts indicating the population will exceed 500,000* by 2036.”

Zoned Centre Zone (District Centre) and designated as a ‘Gateway Site’ under the Meadowbrook Master Plan 2016, the property benefits from a code-assessable building height of up to 25 metres, with potential to reach 40 metres (subject to council approval).

Its near-level topography and cleared, decontaminated condition make it development-ready and well-suited for uses including retail, commercial, medical, education, hotel, short stay accommodation, residential, and aged care (subject to council approval).

The site’s location directly opposite Logan Hospital, currently undergoing a $1 billion multi-stage expansion, further enhances its appeal.

“Logan Hospital’s expansion is one of the largest ever hospital upgrades in Australia,” said Mr Barr.

“Stage 1 alone is a $460 million* investment delivering 206 new beds, while Stage 2 will add another 112 beds as part of a $530 million* investment. This kind of infrastructure growth supercharges demand for complementary health, residential and mixed-use developments.”
