The 1,582 sqm* site, occupying a prime corner with exposure to over 38,000* vehicles per day, was acquired by LRP Developments, who have lodged a development application for a contemporary two-level commercial complex. Construction will be undertaken by Prekaro Builders, specialists in end-to-end project delivery.

The proposed development - designed by NMDS Architecture - features 1,647 sqm* of GFA, 17 on-site car parks, vertical greenery, containerised planting, and a modern façade designed to stand out in the fast-evolving Windsor corridor.

Zoned District Centre (Corridor) DC2, the site allows for a range of flexible commercial uses.

Paul Anderson, director at RWC Queensland, introduced the buyer and managed the transaction.

The site was listed and managed on behalf of the vendor by John Dwyer, also of RWC Queensland.

Jay Luckie, director at LRP Developments said that his group was attracted to the site due to its proximity to the CBD, strong exposure, and the flexibility of the zoning.

“We see real opportunity to deliver high-quality commercial space in a location undergoing strong growth,” Mr Luckie said.

Paul Anderson said the design and intent LRP have brought to this site are exceptional.

“Projects like this help raise the bar for commercial development in Brisbane. It’s a rare site in a highly visible and tightly held location, and they’re making it count.”

Adam Robson, director at Prekaro Builders said his team is geared to deliver everything from boutique sites to major 50+ unit builds.

“We’re excited to bring this project to market with a sharp, efficient build,” Mr Robson said.

John Dwyer from RWC Queensland said it is always a pleasure assisting long-standing clients with important divestments.

“This was a seamless, well-managed deal and a great outcome for all parties involved,” Mr Dwyer said.

Upon approval, the commercial units will be available for both sale and lease. For early access to pricing and plans, interested parties are encouraged to contact RWC Queensland.
