Recently rezoned under the Western Sydney aerotropolis precinct plan, the 100,032 sqm holding at 710-732 Luddenham Road is expected to draw major interest from industrial developers, unlisted funds, and logistics groups looking to landbank along the airport corridor.
RWC Industrial City South partner Marcus Schraag said single-ownership titles of this scale are becoming harder to secure near the airport boundary.
"With public and private capital deployed across the airport and the surrounding road network, the location puts an incoming owner directly in line with where Sydney's long-term industrial growth is concentrated," Mr Schraag said.
The site includes roughly 230 metres of frontage to Luddenham Road, sitting 3.4 kilometres from the airport and 2.6 kilometres from the planned Luddenham Metro station.
It connects directly into the surrounding freight network, including the M12 Motorway, Elizabeth Drive, and The Northern Road.
“The flexible planning framework allows an incoming buyer to take a multi-stage approach to development,” RWC Industrial City South agent Liam Regan said.
"The enterprise zoning and precinct links to Greater Penrith, Liverpool, and Campbelltown mean we're expecting interest from offshore capital, domestic private groups, and occupiers wanting a long-term footprint before land supply tightens further," RWC Industrial City South agent William Gathercole said.
The Expression of Interest campaign closes on Thursday, November 12, at 12:00 pm (AEDT).
