Set on the edge of New South Wales and Queensland, the 2,883sqm* site sits in a part of Tweed Heads where the border is less a barrier and more a curiosity. Agents Greg Bell and James Bell of RWC Gold Coast say that dual identity is a key reason the property has resonated with developers from across the country.

“There are very few places in Australia where the idea of a ‘border’ feels almost irrelevant day-to-day,” said Greg Bell. “Here, you’re effectively plugged into the Gold Coast, but with a different planning framework and a more accessible entry point.”

The site itself already carries development approval for two eight-level towers comprising 96 apartments, along with SEARs approval that supports a potential increase to approximately 163 large apartments across 23 levels (subject to State planning approval with DA documentation in progress). That combination, existing approval with future flexibility, has underpinned early enquiry.

“Developers are looking at the certainty they can start with, but also the upside,” said James Bell. “It’s the ability to shape a project in a location that’s changing quite quickly.”

From level six and above, the site captures uninterrupted views of the ocean and coastline, while at ground level it remains within walking distance of shops, schools, and the Tweed town centre. Despite its proximity to major amenity, the immediate street retains a quieter, more residential feel.

The broader Northern NSW corridor has, in recent years, shifted from being seen as separate to the Gold Coast to something more integrated. Population growth, infrastructure investment, and the arrival of major developers, including groups like Stockland and Consolidated Properties Group, have accelerated that change.

“What’s happening here is less about spillover and more about connection,” James Bell said. “People are choosing this area not as an alternative to the Gold Coast, but as part of the same coastal system.”

The site’s proximity to both domestic and international airport connections reinforces that sense of accessibility, particularly for interstate buyers and future residents.

The vendors, who are based interstate, have indicated a clear intention to sell, with interest expected from a mix of local groups familiar with the Tweed market and larger developers tracking growth across South East Queensland and Northern New South Wales.

“We’re seeing enquiry from groups who understand the nuance of this pocket,” Greg Bell added.
