The move comes amid significant growth for the industrial and commercial agency, led by directors William Gathercole and Marcus Schraag, who have spent the past two years building the business into an increasingly influential player across South Sydney’s tightly held industrial precincts.
Mr Gathercole and Mr Schraag said the addition of a specialised property management arm was a natural evolution for the business as client demand continued to grow.
“Since joining RWC Industrial City South, our focus has been on building a highly specialised industrial and commercial agency that delivers genuine value to owners, investors, and occupiers across South Sydney,” Mr Gathercole said.
“Over the past two years, we have significantly expanded our client base, increased transaction volumes, and established ourselves as trusted advisors within the market.
“We’ve successfully transacted a broad range of industrial, commercial, and development assets while strengthening relationships with private investors, owner-occupiers, developers, and institutional groups.”
The pair said expanding beyond traditional sales and leasing services was an important next step for the business.
“A key milestone has been the growth of our service offering beyond traditional sales and leasing, allowing us to provide a more comprehensive property solution to our clients,” they said.
“This positions us to support clients throughout the entire lifecycle of their assets rather than simply at the point of transaction.”
Leading the new division is Samantha Mannix, whose career path has taken her from nursing, into international sales with Thomson Reuters, before ultimately finding her niche in commercial property management.
“After having children, I transitioned into commercial property management and quickly realised it was the perfect fit.
“I began managing large family-owned property portfolios and developed a strong appreciation for the value that a well-run property management division brings. Beyond managing assets, it strengthens client relationships, generates new opportunities, and plays an important role in the growth of the wider business.”
Ms Mannix said the opportunity to build the property management division at RWC Industrial City South was a compelling one.
“Having worked briefly with Marcus previously, and hearing great things about Will’s work ethic, reinforced my interest in joining the team,” she said.

Known for her practical and personable approach, Ms Mannix said relationship-building would remain central to her philosophy.
“I enjoy building strong relationships with clients and colleagues, keeping things running smoothly, and finding practical solutions when challenges arise,” she said.
“I’m also a firm believer that a good sense of humour can solve at least 50 per cent of workplace problems.”
Her immediate focus will be establishing a responsive, hands-on management platform tailored specifically to industrial and commercial property owners.
“My goal is to provide a professional, responsive property management service that gives owners confidence their properties are being looked after properly,” Ms Mannix said.
“I handle the day-to-day headaches so owners can focus on the important things, like enjoying the rent hitting their bank account!”
The expansion comes at a time when South Sydney’s industrial market continues to demonstrate resilience despite broader economic uncertainty.
Marcus Schraag said demand across key industrial precincts including Mascot, Alexandria, Tempe, St Peters, Sydenham and Marrickville remained strong.
“The South Sydney industrial market remains one of the most tightly held and sought-after markets in Australia,” they said.
“Owner-occupiers remain highly active due to the ongoing shortage of quality industrial stock, while investors continue to be attracted by strong rental growth, low vacancy rates, and the long-term fundamentals of the sector.
“Demand continues to outweigh supply, particularly for well-located assets with functional improvements and future development potential.”
