Positioned 2.5 kilometres* from the Brisbane CBD, the 1,513sqm* site features 30 metres* of direct Brisbane River frontage and uninterrupted northerly views across the river toward the city skyline and Brisbane’s inner south-west.

The property was marketed through a formal Expressions of Interest campaign led by Tom Barr of RWC Queensland, attracting 222 buyer enquiries with bidding primarily from luxury apartment developers and some High-Net-Worth (HNW) private individuals.

Mr Barr said the campaign reflected growing competition for irreplaceable riverfront land within Brisbane’s established blue-chip suburbs.

“Riverfront development opportunities of this scale and quality in St Lucia are exceptionally rare,” Mr Barr said.

“The combination of absolute Brisbane River frontage, direct CBD views and a prime inner-city location generated very strong buyer interest throughout the campaign primarily from luxury apartment developers and some High-Net-Worth (HNW) private individuals.”

Mr Barr said the site’s scarcity was a key factor underpinning the result.

“There are very few High Density Residential (HDR2) zoned prime riverfront development sites in Brisbane that can be unlocked for a luxury apartment development of scale,” he said.

“This property offered 30 metres* of river frontage with a northerly aspect providing for both direct Brisbane CBD views and a 360-degree aspect across Brisbane’s Inner South-West.”

The site is zoned High Density Residential (HDR2), with allowable building heights of up to 15 storeys (STCA), and is currently improved with two substantial riverfront homes, including one residence with an approved pontoon.

According to Mr Barr, broader market conditions are continuing to drive developer demand toward premium inner-city locations with long-term supply constraints.

“Buyers are prioritising locations that offer lifestyle amenity, transport connectivity and access to leading educational institutions, and St Lucia certainly ticks all of those boxes.”

“The proximity to the University of Queensland, the riverfront positioning and the accessibility to the CBD make this one of the city’s most consistently sought-after residential precincts.”

Mr Barr also noted that the depth of enquiry throughout the campaign demonstrated continued confidence in Brisbane’s luxury residential market.

“Receiving more than 220 enquiries during the campaign, with strong interest from interstate buyers particularly Sydney and Melbourne, was a strong indicator of the appetite for premium Brisbane assets,” he said.

“We saw competition from both established development groups and High-Net-Worth (HNW) private buyers seeking a generational riverfront holding, which speaks to the significance of the opportunity.”
