The development, known as Duntroon HQ, is located at 5 Duntroon Street and brings a fresh offering of small-format warehouses to a market characterised by persistent low vacancy and limited new supply.
The project is being delivered through a collaboration between Paul Anderson and Andrew Doyle of RWC Queensland, and Jonathon Burrowes and James Tuttle of CG Property. The team played a key role in facilitating a joint venture between long-time developer Ian Laidlaw of Castletown Developments, who owns the site, and respected industrial builder Bruce Clarke, director of Clarke Constructions.
“We introduced Bruce Clarke, a well-known industrial builder with extensive experience in development, as a joint venture partner to Ian Laidlaw,” said Paul Anderson.
“The combination of Bruce’s construction expertise and Ian’s development and banking experience is the foundation for what we believe will be one of Brendale’s standout industrial offerings.”
Brendale sits within the City of Moreton Bay, one of Australia’s fastest-growing local government areas. Demand for modern industrial space in this corridor has surged in recent years, fuelled by expanding residential catchments in Strathpine, Warner and Albany Creek, and the rise of businesses needing last-mile logistics, warehousing, and light manufacturing facilities.
“Small-format industrial is one of the most resilient asset classes in the market right now,” said James Tuttle of CG Property. “Brendale, in particular, continues to show incredibly low vacancy levels, yet there are very few new, high-quality options available. Duntroon HQ addresses that gap.”
Duntroon HQ offers a range of units from 94 to 448 square metres, with layouts that have been designed for functionality and long-term value. The warehouses feature tilt-panel concrete construction, wide truck access, and mezzanine levels built to an industrial-grade specification. Each unit includes electric roller shutters, and the estate will operate with gated security, CCTV surveillance, and a centralised body corporate hub to ensure consistency in ongoing management.
With completion anticipated in late 2026, the project is expected to appeal to both owner-occupiers looking for professional headquarters, and investors including SMSF buyers seeking reliable income-producing assets in a market with proven tenant demand.
“We’ve prioritised practical features that make a real difference to businesses, ample on-site parking, solar-ready roof access, efficient site circulation, and layouts that suit a wide range of users,” said Andrew Doyle of RWC Queensland . “This isn’t about over-designing; it’s about delivering what businesses actually need.”
Builder Bruce Clarke, whose company has delivered projects across South East Queensland for over four decades, said Duntroon HQ reflects the team’s commitment to quality and function.
“We’ve built everything from high-end commercial spaces to major refurbishments, and this project is one we’re genuinely excited about,” Mr Clarke said. “The demand is there, the timing is right, and we’re bringing a product to market that’s built to last.”
